North Belton Communities is the first foray of Mr. Lucio Tan’s Eton Properties Philippines, Inc. into the middle-income market. Belton Communities, Inc. was spun off in 2008 to oversee its development.
Strategically-located along Quirino Highway in Novaliches, Quezon City with an elevation of 131 feet above sea level, this development and those in the immediate vicinity did not in any way suffer the havoc wrought by typhoon Ondoy. This is according to Mr. Juan Antonio Gatuslao, Project Director of Belton, in a Manila Times interview on December 12, 2009.

A very reliable source from Eton Properties Philippines, Inc. related to me yesterday that Mr. Henry Sy of SM Prime Holdings has finalized the purchase of around 3 hectares of commercial property at North Belton Communities. The property, right across Mr. Sy’s SM Hypermarket (formerly Makro), was originally envisioned to be developed by Eton Properties into a commercial and IT hub for Business Process Outsourcing Companies or call centers.
I was also informed that Mr. Sy’s camp is negotiating for the purchase of a property beside it, the defunct Manila Paper Mills owned by a certain Mr. George Co.
Kindly go back to the map and see how huge the land on which Manila Paper Mills sits. Click it and look at the pictures again. If this purchase pushes thru; this lot plus the 3 hectare commercial property at North Belton Communities will comprise the soon-to-rise SM Department Store along the bustling Quirino Highway.

Be informed also that the Department of Public Works and Highways is rushing completion of a vehicular road underpass at the corners of Mindanao Avenue and Quirino Highway to mitigate the increasing traffic in this area. The need for this underpass has become more apparent now because of the above mentioned news.
Note that an elevated catwalk will connect SM Hypermarket to the soon-to-rise SM Department Store. It seems that Mr. Henry Sy has been eying the property in front of his for a long time. This building was completed many years ago and it was designed with a provision for an elevated catwalk that will cross Quirino Highway.
Point to ponder: Knowing that part of the 3 hectare property bought by Mr. Sy was originally envisioned to become an IT hub for call centers, is it far-fetched that the vision will be continued by Mr. Sy?
These developments have made investing at North Belton a very attractive proposition. Last year, a 3-bedroom unit at The Manor’s “Francesca” went for 1,964,128 pesos (US$ 42,033). Late last year, when “Isabella” was launched, the same 3-bedroom unit sold for 2,361,395 pesos ( US$ 50,535), an increase of 397,267 pesos or a whopping 20.22% over just a few months.
In real estate, you must remember this: The more steel, hollow blocks and concrete are put into a project, the higher the price of the project becomes. In our case, the more condominium buildings are completed, the higher the price of the units in the succeeding building becomes.
Knowing that, what do you think will happen to the prices of the units at North Belton Communities when Mr. Henry Sy starts putting steel, hollow blocks and concrete for his SM Department Store at Belton? : )
Construction of SM will commence in two to three months and the Belton Sales Office will be demolished soon.

Hello Anna,
Isn’t it possible that the poor water supply in North Belton is a result of the water crisis that many parts of Metro Manila have been going through the past several weeks? Though, the worst seems to be over, we still suffer from intermittent water supply interruption.
The most I can do is show your comment to the Sales Director of North Belton, though, I cannot guarantee that he will reply to it.

I heard the terrible situation in North Belton. The water supply is really poor considering that the first building is not fully occupied yet. I think they cannot serve the community in their plan and there is so poor administration support.

North Belton Communities happens to sit on two cities – Caloocan and Quezon Cities.
The first permit to be secured when developing a project is the development permit from the local government.
The development permit from the Quezon City government was secured on time. It’s the permit from the Caloocan government that took forever to be released which resulted in the delay of the start of the construction of Bianca. The delay in Caloocan was caused by “you-know-what” which Mr. Lucio Tan refused to pay. The permit was eventually released but this resulted in a domino effect that also delayed the release of the succeeding permits related to the construction and completion of the project.
Right now the installation of the Meralco power lines is ongoing and is expected to be completed end of March or start of April (again, this was delayed because of the delay in the release by Caloocan of the development permit). To meet the power requirements of those who will move in to Bianca, Belton has provided a generator that will be able to power 50% of all the units by the end this month.

@ Kers M., sadly, not all brokers/realtors are created equal. There are some who will promise you the moon and the stars just to get the sale. Others will discourage you from buying a project if he (the realtor) honestly thinks that the project is not right for you.

And it is the realtor’s obligation to offer you the type of housing that will perfectly answer your needs. Otherwise, he is nothing but a typical agent who’s after the commission and without any concern for you interests.

My friend acquired a unit from north belton communities in BIanca Bldg. The original date of turn over was supposedly June 2009 but until now she was not able to move-in to her unit inspite of all the required payments had been made.
what do you think went wrong with this project? 8-months already passed but no definite date of moving-in and no official announcement from eton.
Last year, me and my wife went there to see the site. We’re assisted by a female broker. I like the designs of ETON compared to other developers/designers who boast their works with burloloys. The broker didnt asked our college background (we’re engineering and architecture graduate), so she is wondering why I just keep looking on every details and corners of their model units.
That time, we’re after the West Wing project, sadly the site was not yet cleared so it’s a little disappointment, especially when the broker narrated continuous marketing dribbles. She knows we agreed to visit their site because of the West Wing but what was built there are for Belton’s. But I would say, ETON projects (residentials) are excellent, at least, on paper/brochure.
Knowing how hard you and Ron work, I’m sure that time will come very soon.
